This may range from needing new electrical work or plumbing to something a little more straightforward like updating the bathroom fixtures, kitchen appliances, or counters and cabinets. And while all of this may seem like a lot of work (and it is), buying a fixer upper is an excellent way to buy a home cheap and build equity fast. 

Things To Do When Buying a Fixer Upper Home 

Whether you’re an investor or planning to live in a fixer upper as your primary residence, here are some things you’ll want to do before signing on the dotted line. 

Get a Home Inspection. If you’re planning to finance your fixer upper purchase, getting a home inspection will be a requirement. But this is a good thing. Having a professional home inspection done will allow you to know exactly what needs to be done to the home, and perhaps even prioritize these items based on local building codes, cost, and other factors. Additionally, a home inspection can also help you avoid unexpected surprises, helping you plan and budget more accurately. 

Estimate Repair & Renovation Costs. Once your home inspection is completed the real fun begins. Based on those findings, the next thing you’ll want to focus on is figuring out how much money it will cost to make all the repairs and renovations the home needs. Unless you’re a handyman who can do it all when it comes to home renovations, you’ll probably want to do plenty of online research and get several quotes from several different contractors. Keep in mind that you likely won’t be able to determine an exact cost for everything you have planned, so be sure to budget for overages and unexpected expenses just in case. 

Acquire The Necessary Permits. While not every update you want to make will require a permit, some might. Most cities and municipalities require permits for structural work, plumbing and electrical, home additions, fences, and sheds and garages. But the list doesn’t stop there, so be sure to contact the local Jacksonville building permit office to determine what you’ll need from a legal standpoint to get work started on your new fixer upper.

The Federal Housing Administration (FHA) 203(k) rehabilitation loan is one such option, which is a government backed loan that can be used to both fund the purchase of the home as well as all of the renovation costs under one single mortgage. Initial interest rates for a FHA 203(k) might be a bit higher, but you can always refinance later if you find this type of mortgage best fits toy needs. A Fannie Mae HomeStyle Loan is also a similar mortgage product in which borrowers can bundle the home purchase and renovation costs under one loan amount but requirements may vary slightly from the FHA 203(k) option.
