 Sarasota's Sun-N-Fun RV Resort is being sold along with its owner to a larger real estate investment trust as part of a $1.68 billion deal. Show Carefree Communities Inc., which bought the region's best-known recreational vehicle park in 2013, will be acquired by Sun Communities Inc. in a deal expected to close by July 9. Sun-N-Fun, a 178-acre resort and campground that has been in business for more than 50 years, is one of 103 manufactured housing and RV communities that Sun Communities is picking up. Most are in Florida and California. While no individual park prices were disclosed, the Sarasota County Property Appraiser pegs Sun-N-Fun with a value of $93.3 million. The park, off Fruitville Road east of I-75, attracts hundreds of Midwestern and Canadian snowbirds and other tourists each winter. It is known for such amenities as a large swimming pool, inflatable slide and a fitness center that opened five years ago. Sun Communities, based in Southfield, Michigan, is a REIT that owns and operates a portfolio of 233 manufactured housing and RV communities totaling 89,400 developed sites in 30 states. "The Carefree acquisition adds highly desirable locations in California where we are increasing our holdings to 6 percent from under 1 percent, and also broadens our market share throughout Florida, where we continue to see high demand," said Gary A. Shiffman, Sun's chairman/CEO. "Carefree is a unique, high-quality portfolio with excellent growth characteristics, and we are excited about creating additional value as we integrate Carefree onto our platform." Sun is selling 4 million shares of stock to finance the purchase. It will assume $1 billion in debt, issue Carefree $225 million in stock and pay the balance in cash. Arizona-based Carefree was formed by private-equity fund Centerbridge Partners LP through its 2013 purchase of National RV Communities. It bought Sun-N-Fun from Royalty Resorts Co., a United Kingdom company that had owned the RV resort for 25 years. When the sale closes, Sun-N-Fun and the other Carefree's communities will be operated by Sun's management team under the buyer's brand. It seems clean overall, but those details i mentioned make a big difference. we spent 3 wonderful weeks there and would like to return, and hopefully to higher standards in their sanitation department. the spa services were excellent and Cynthia took great care of us with our facials and foot treatments. The bar tenders were generally nice, and the guys working the in pool snack place were super hard working and friendly. wifi services would really benefit from an upgrade. its the way of the future and would make the stay of most of your guests very pleasurable. We stopped hoping to get a tour and talk to someone about the facilities only to be told "outsiders aren't welcome - we can't have strangers roaming around". The sites are dirty and the park is showing a serious lack of maintenance. The entire place is run by volunteers who are doing their best with what they have to work with, but for the price this park is definitely not worth while. The park is supposed to be secure with gates at the entrance, but they sell day passes to anyone who pays the price to use the pool facilities, where is the security???? There are so many disgruntled park model owners here, the best advice is run and as most are selling their units to get out as quickly as possible. There are great places in warm climates that have much more to offer for a more reasonable price. The management does not care at all about the happiness of the RVers. We were here for a long term and will never come back and we have 6 other close friends who all feel the same. Date of stay: January 2015

PalmettoRambler Loris, South Carolina Reviewed January 31, 2015 I really don't have anything to add to the other reviews except to say that this is the best, most active and courteous camping facility that I have ever encountered. They do it all and they do it very well. If you can't find something to make you happy here, then you're not trying. The best park. Plenty of space, activities and friendly, friendly people. Room tip: Back ins, pull throughs, by the lake, close to activities. Lots of sites to choose from. Keep in mind the seasonal pricing of the park. Date of stay: January 2015

View more reviews Can you live at Sun N Fun Sarasota year round?They had more that 1,000 sites with I would say 75% or so being "full timers" (in quotes because they can only live here 9 months a year). There are golf carts everywhere and you can rent one from Sun N Fun. There is a health club on sight as well that was free to use while staying there.
